A pre-construction condo launch needs five kinds of visual assets: exterior and amenity renderings, suite interiors, 3D floor plans, a short animated film, and at least one interactive tool such as a virtual tour or suite selector. The most important decision is to build all of them from the same 3D model, so the finishes, layouts and views a buyer sees match across your website, brochure and sales centre.
Below is a practical checklist of what to commission, what each piece is for, and what to send your studio to get started.
The core assets
Exterior hero rendering. The single image that sells the building. It appears on hoardings, your project website, ads and the cover of the brochure, so it needs accurate context: the street, neighbouring buildings and realistic light.
Street-level and aerial views. Buyers want to know what the building feels like from the sidewalk and where it sits in the neighbourhood. One or two street views and an aerial cover most launches.
Amenity renderings. Lobbies, terraces, gyms and party rooms often sell suites as much as the suites themselves. Each signature amenity usually gets its own image.
Suite interiors. Kitchens and living areas for your most important layouts, shown in each finish package you’re offering.
3D floor plans. Furnished, top-down plans help buyers compare similar layouts quickly. They’re useful everywhere, from listings to sales conversations.
Animated film. A cinematic walkthrough of 60 to 90 seconds that follows the arrival experience, amenities and a representative suite. Ask for short cut-downs for social media at the same time.
Interactive tools. A CGI virtual tour lets buyers click through suites that don’t exist yet, on any phone or computer. Larger projects add an interactive suite selector or a 3D showroom application for the sales centre.
When to order each
Order the exterior hero and key amenities first. These feed every early marketing piece, including VIP and broker previews, so they set the timeline for everything else.
Suite interiors and floor plans come next, once layouts and finish packages are stable. Changing a layout after interiors are rendered means paying for the work twice.
The animation and virtual tours come last, because they reuse almost everything above. Built from the same model, they cost less and take less time than starting from scratch.
Why one studio and one model matters
When renderings, film and tours come from different vendors, small differences creep in: a window in a different place, a countertop that changes colour between the brochure and the tour. Buyers notice, and it undermines trust in a product they can’t see in person.
One studio working from one model avoids that. It also means a single point of contact when the architect revises a floor plate, and bundled pricing across the whole package.
What to send your studio
To get an accurate quote and a fast start, send:
- Architectural drawings (plans, elevations and sections), or CAD, Revit or BIM files
- The interior design finish schedule for each package
- A list of the suites and amenities you want shown
- Brand guidelines and your launch date
If some of this isn’t ready, start with what you have. A good studio will flag what’s missing and plan around it.
How to budget
Costs depend on the number of views, the level of detail and how much interactivity you need. Our 3D rendering cost guide breaks down current Canadian pricing by deliverable. Bundling the full set into one real estate marketing package is usually the most cost-effective route.
Frequently asked questions
What visuals does a pre-construction condo launch need?
Most launches need an exterior hero rendering, street and aerial views, amenity renderings, suite interiors, 3D floor plans, a short animated film and an interactive tool such as a CGI virtual tour.
Should renderings, animation and virtual tours come from the same studio?
It helps. Building everything from one 3D model keeps finishes, layouts and views consistent across every channel, and usually lowers the total cost.
What should I order first?
The exterior hero rendering and key amenities, because they feed your website, signage and early broker and VIP marketing.
Can you start before the design is final?
Yes. Exteriors and massing can start early, with interiors and floor plans following once layouts and finish packages are settled.
